Antalya Mortgage for Foreigners: Foreign Income, Source-of-Funds and Translation Checks
An Antalya mortgage for foreigners can become a document-verification exercise long before the buyer reaches the title deed office. The first practical question is not simply whether your records can be translated. It is whether the chosen bank accepts your residence profile, the country and currency of your income, and the type of evidence you can produce.
This guide focuses on foreign income, tax records, source-of-funds evidence, cross-border transfers and proof of address. It does not attempt to cover every part of buying property in Turkey. Valuation, insurance, conveyancing and citizenship-by-investment issues are mentioned only where they connect with mortgage verification.
Key takeaways
- Choose the lending route before translating a large file. Some products require Turkish residence and Turkish-earned income; others are designed for customers living abroad with qualifying foreign-currency income.
- There is no single Antalya-wide translation format. Ask the receiving bank whether it wants Turkish or English, a professional certified translation, yeminli tercüme, or a translation confirmed by a Turkish notary.
- A DAB is not a source-of-funds clearance. The foreign-exchange purchase document supports the property-payment and Tapu process. It does not establish that income is recurring or explain where a large deposit originated.
- The bank and Tapu tracks are connected but separate. Your bank reviews affordability and the money trail; the competent district Tapu Müdürlüğü handles the property transfer and registration of the mortgage.
Who this guide is for
This guide is for foreign nationals, mixed-nationality couples, overseas earners, retirees, remote workers and self-employed applicants seeking residential mortgage finance for property in Antalya city, including homes in Muratpaşa, Konyaaltı, Kepez, Döşemealtı and Aksu.
It is particularly relevant when the file contains foreign-language bank statements, tax returns, payslips, employer letters, pension awards, company accounts, gift documents, SWIFT confirmations, leases or utility bills. Common working languages may include English, Russian, Ukrainian, German, Persian, Arabic and French, but no official dataset establishes a definitive ranking of mortgage translation language pairs in Antalya.
The typical reader is already speaking to a bank or broker but has encountered one of four problems: the bank will not count overseas income, a large transfer cannot be traced, the branch requests a notarized translation, or names and addresses differ across the passport, tax number, residence record and financial documents.
Why an Antalya mortgage for foreigners requires an early eligibility check
Mortgage rules are primarily national and bank-specific; Antalya does not have a separate city mortgage code. The local difference lies in the volume of foreign-buyer transactions, the number of multilingual intermediaries, the district-based Tapu workflow and the need to coordinate bank, translator, notary and registration requirements without assuming they are identical.
The most important bank comparison is eligibility, not branding. For example, QNB states that a foreign mortgage customer must be resident in Turkey, earn income in Turkey, have an officially registered Turkish address and hold the relevant work and residence permissions, while noting that different cases require credit-allocation authorization.
By contrast, Ziraat Katılım Private Banking publishes a foreign-currency housing-finance route for non-Turkish individuals living abroad and earning USD or EUR. Its published terms include a maximum 50% financing rate and a notarized, translated income statement.
These are product examples, not recommendations. They illustrate why translating hundreds of pages before identifying a compatible lending route can waste time and money. Obtain a written checklist from the branch or relationship manager handling your application.
The practical Antalya workflow
- Confirm the borrower route. Tell the bank where you live, where you work, the currency in which you are paid, whether you have Turkish residence or work authorization, and whether the loan will rely on Turkish or overseas income.
- Request the bank’s document checklist in writing. Ask which periods and pages are required, the acceptable language, whether originals or official electronic statements are needed, and whether translation, sworn translation, notarization or apostille is required.
- Build one financial narrative. Align income documents, tax records, bank credits, savings and the proposed down payment. A translated balance is not enough if the reviewer cannot identify the account holder, currency, statement period or origin of a recent deposit.
- Translate the approved scope. Preserve names, account identifiers, dates, currencies, totals, transaction references, stamps and explanatory notes. Submit the source document with the translation.
- Answer follow-up conditions precisely. If the bank asks where a donor obtained the money, retranslating the borrower’s statement will not solve the question. The missing evidence may be a donor statement, sale record, inheritance document or investment-redemption confirmation.
- Coordinate the property track. Once financing and valuation conditions are satisfied, confirm how the bank will handle the property payment, DAB and mortgage registration with the competent Tapu office.
Four document chains banks may examine
1. Salary and employment income
A salaried applicant may need an employment contract, recent payslips, an employer letter, salary-credit statements and tax records. The translation must make gross and net pay, pay frequency, currency, employer identity and tax period understandable. If annual income in the tax return does not reconcile with the payslips, prepare the supporting schedule or explanation the bank requests rather than silently changing terminology in the translation.
2. Self-employment, company or rental income
Self-employed borrowers may be asked for personal and company tax filings, registration records, financial statements, contracts, invoices and business-account statements. Shareholders should separate company turnover from personal income. Rental-income applicants may need the lease, proof of ownership, rental deposits and the relevant tax declaration.
The translation should report what the documents say; it should not convert company revenue into personal qualifying income. That calculation belongs to the bank and, where necessary, a qualified financial or tax adviser.
3. Pension or investment income
A pension file may combine an award letter, periodic bank credits and tax documentation. An investment-income file may require account ownership, distribution statements and evidence that the income is recurring rather than a one-off withdrawal. Translate the document that establishes the entitlement as well as the statement showing receipt.
4. Down payment and source of funds
A cross-border purchase-money file can include foreign bank statements, SWIFT records, exchange receipts, the Turkish receiving-account statement and proof of the final payment. Gift funds may add a gift letter, donor statement, transfer confirmation and relationship evidence. For the general evidence chain, use CertOf’s focused guide to gift-letter translation for mortgage source of funds.
When only a mobile screenshot is available, check the limitations described in our guide to certified translation of bank-statement screenshots. A translation can make a screenshot readable, but it cannot turn a cropped image into an official statement.
DAB and source of funds answer different questions
This is the most important counterintuitive distinction in an Antalya foreign-buyer file. Turkey’s land registry authority explains that a foreign individual buying real estate must sell the relevant foreign currency to a bank for sale to the Central Bank and provide a Döviz Alım Belgesi, or DAB, for the land-registry transaction. The bank transmits the document to the relevant Tapu office through KEP. The current framework is explained in the TKGM DAB announcement.
The DAB proves a specified foreign-exchange transaction. It does not, by itself, answer the lender’s separate questions:
- Who originally owned the money?
- Was it accumulated from salary, a business, a sale, inheritance or a gift?
- Can a large incoming transfer be matched to an outgoing transfer?
- Is the income used for affordability likely to continue?
Prepare the underwriting evidence and the property-payment evidence as related but separately indexed document chains.
What “certified translation” means in this setting
International buyers often search for “certified translation,” but Turkish checklists may use yeminli tercüme or noter onaylı tercüme. These expressions are not interchangeable in every transaction.
A bank may accept an English original or professional translation for an initial review, while a particular product may require a notarized translated income statement. Do not infer a universal rule from one bank, branch or document. Self-translation and machine translation may help you understand a record, but they do not satisfy a request for an independent sworn or notarized translation.
Our separate guide explains certified versus notarized translation. For lengthy tax files, see the guide to income-tax-return translation for loans and other applications.
Proof of address and name consistency
Proof of address may be needed for customer identification, account opening or a specific mortgage product. Possible records include an official Turkish address document, lease, utility bill, bank statement or foreign residence certificate. Ask which document and issue date the bank accepts; there is no reliable citywide answer that applies to every lender.
If the proof is in a foreign language, preserve the holder’s name, full address, issuer, date, account reference and billing period. Our general tenancy-agreement translation guide covers the document-level details.
Name consistency deserves special attention for Russian, Ukrainian, Arabic and Persian records because one name may appear in the original script, a passport transliteration and a separate Turkish rendering. Do not “correct” the source record inside the translation. Match the passport where appropriate, preserve material variants and ask whether the bank wants a marriage certificate, name-change record or short identity explanation.
How the Antalya bank and Tapu tracks meet
Antalya property files do not all go to one citywide counter. The competent Tapu Müdürlüğü depends on where the property is located. TKGM’s official Antalya regional directory lists offices including Aksu, Döşemealtı, Kepez, Konyaaltı, Muratpaşa and other provincial districts.
Confirm the exact office and appointment instructions from the official notice or transaction message rather than relying on an agent’s old address. The Antalya Kadastro Müdürlüğü and the regional administration are not substitutes for the district Tapu office processing a particular transfer.
If a party cannot communicate in Turkish during the title transaction, the Tapu process may require a qualified sworn interpreter. That in-person role is different from translating bank statements before underwriting. Similarly, the bank’s property valuation is separate from translation and from any valuation rule associated with a citizenship application.
Antalya timing, cost and scheduling reality
There is no official Antalya-wide average for foreign-income mortgage review. Timing depends on the lender’s product, the credit-allocation process, property valuation, the complexity of the overseas income and the number of follow-up conditions. A simple salary file and a self-employed file spanning several companies should not be expected to move at the same speed.
Translation cost also depends on language, page count, density, urgency and whether local notarization is required. There is no reliable uniform Antalya price for sworn financial translation. Control cost by obtaining the bank’s page scope first, using complete official PDFs and separating essential underwriting records from background documents.
For scheduling, keep the bank pre-review, translation, notary and Tapu stages distinct. Do not book a local notary or arrange a Tapu interpreter merely because the bank asked for a readable English copy at pre-review. Conversely, do not assume that an electronically certified PDF will satisfy a later request for a Turkish notarized set.
Local demand without an approval-rate myth
Antalya has a genuine foreign-buyer document ecosystem. TÜİK reported 7,118 home sales to foreign buyers in Antalya Province in 2025, the second-highest provincial total after Istanbul. This is provincial sales data—not Antalya city mortgage approvals—and it includes purchases that may not have involved financing. The distinction is important. The data supports the need for multilingual banking, notary and document services, but it does not show that foreign mortgages are easy to obtain. See the official TÜİK housing-sales release.
Commercial translation options in Antalya
The following comparison records published service information, not an endorsement. Confirm mortgage-document experience, the exact notary relationship, pricing and whether the office can work from your bank’s written checklist. Self-published star ratings are not treated as proof of quality.
| Provider | Published local signal | Potential use | What to verify |
|---|---|---|---|
| Pura Tercüme | Üçgen, Abdi İpekçi Cd. No:13, Muratpaşa; published phones 0552 740 19 23 and 0545 884 62 11 | Sworn and notarized document translation, online intake and physical delivery | Experience with multi-page bank and tax records; accepting notary; full price before work starts |
| Antalya Translator | Publishes Muratpaşa and Konyaaltı service points, phone +90 538 949 0000 and weekday hours of 08:30–17:30 | Local sworn translation and notary coordination | Exact office address, financial-document scope, target language and appointment availability |
| CertOf | Online document-preparation service rather than an Antalya walk-in office | Remote translation of bank statements, tax records, employer letters, gift documents and address records before bank review | Whether the receiving bank later requires a local sworn translator or Turkish notary |
A local provider is useful when the bank expressly requires Turkish notary coordination or when an interpreter must attend a local transaction. An online provider is practical when the applicant is abroad or needs a review-friendly translated financial package before travelling. Neither option can guarantee credit approval.
Public and professional support resources
| Resource | Use it for | What it cannot do |
|---|---|---|
| Competent Antalya Tapu Müdürlüğü | Property-transfer and mortgage-registration instructions for the property’s district | Approve your mortgage or translate financial records |
| Türkiye Bankalar Birliği Individual Customer Arbitration Panel | Eligible disputes between an individual customer and a member bank after the customer has first applied to the bank in writing | Replace underwriting judgment or compel approval merely because credit was declined |
| BDDK E-Şikayet | Regulatory complaints concerning banks and other supervised financial institutions | Act as a mortgage broker, translator or private lawyer |
| Antalya Bar Association lawyer directory | Locating an independent lawyer for contracts, title risks, powers of attorney or a legal dispute | Certify income or issue a DAB |
Fraud and avoidable-loss warnings
- Do not pay for “guaranteed approval.” A real-estate agent, translator or consultant cannot bind a bank’s credit-allocation unit.
- Verify payment instructions with the bank. Cross-border files are vulnerable to altered invoices and substituted account details. Confirm the beneficiary and transfer route through a trusted channel.
- Keep the source files. A translated spreadsheet or retyped balance without the original statement is weak evidence.
- Do not confuse notarization with financial verification. A notary-related formality does not prove that income is sustainable or that funds are legitimate.
- Preserve written requests and receipts. They are essential if a branch repeatedly changes its document instructions or if a fee or service dispute develops.
What applicants commonly report
Public expat forums and Antalya- or Turkey-focused community discussions describe inconsistent experiences between banks and sometimes between branches. Translation-business FAQs also reveal recurring confusion about whether a sworn translation automatically includes notary approval. These are useful warning signals, not official rules.
The most credible practical lesson is to request written requirements before spending money. Anecdotal claims that one Antalya neighborhood, branch or bank is “foreigner friendly” should not be used as an approval forecast. Product criteria and individual underwriting matter more than community reputation.
If the bank rejects or repeatedly requests translated documents
- Ask for the missing condition or rejection reason in writing.
- Determine whether the problem is eligibility, financial evidence, translation form or an incomplete money trail.
- Submit the exact missing evidence and retain the submission receipt.
- If the issue concerns service, fees or procedure, complain to the bank in writing first.
- For an eligible unresolved individual-banking dispute, review the TBB Individual Customer Arbitration Panel requirements. For regulatory complaints concerning a bank or another supervised financial institution, use the BDDK E-Şikayet channel.
A complaint route can address process or service issues. It does not transform an applicant who fails the lender’s credit criteria into an approved borrower.
Final submission checklist
- The chosen product accepts your residence and income profile.
- You have the branch’s current document and translation requirements in writing.
- Income figures reconcile across payslips, tax documents and bank credits.
- Every major deposit has an identifiable origin and transfer path.
- Names, dates, currencies and account identifiers remain consistent across source and translation.
- The original document is attached to each translation.
- DAB and Tapu materials are indexed separately from underwriting evidence.
- You have confirmed whether later local notarization or an in-person interpreter is required.
Frequently asked questions
Can a non-resident use overseas income for an Antalya mortgage?
Possibly, but only through a product that accepts that profile. Some published products target overseas residents with qualifying USD or EUR income, while other banks require Turkish residence and Turkish-earned income. Confirm eligibility before translating the file.
Must an English bank statement be translated into Turkish?
Not automatically in every bank or every review stage. Ask whether the branch accepts the English original, wants a Turkish sworn translation, or requires a notarized translation. Obtain the answer in writing.
Is a DAB the same as proof of source of funds?
No. A DAB records the required foreign-exchange purchase for the property transaction. Source-of-funds evidence explains where the money came from and how it moved between accounts.
Do all Antalya mortgage translations require Turkish notarization?
No universal rule supports that statement. A specific lender or product may require a notarized translated income statement, but another may accept a different format for preliminary review. Follow the receiving bank’s checklist.
How long does foreign-income verification take in Antalya?
There is no reliable citywide standard. Timing depends on the bank, borrower profile, translation scope, valuation and follow-up conditions. Submit official, complete and internally consistent records as early as possible.
Can CertOf arrange the Tapu appointment or issue a DAB?
No. CertOf provides document translation, certification, formatting and revision support. It does not act as a bank, broker, Turkish notary, lawyer, valuation company or land-registry representative.
Prepare the translation after the bank defines the requirement
If your Antalya mortgage file includes foreign bank statements, tax returns, payslips, employer letters, pension records, gift documents, remittance receipts or proof of address, first obtain the bank’s language, certification and page-scope instructions.
Then upload the complete source documents to CertOf for a review-friendly translation package. You can also read how to order certified translation online, review CertOf’s translation quality controls, or contact us before ordering if the bank’s wording is unclear.
Important boundary: CertOf can translate and organize your documents, but it cannot determine mortgage eligibility, verify the legality of funds, provide Turkish legal or tax advice, perform local notarization, issue a DAB or guarantee acceptance by a bank or Tapu office.
